UK Required Certificates
Gas Safety Certificate
Required annually. Must be carried out by a Gas Safe registered engineer. Copy provided to tenant within 28 days.
EICR
Electrical Installation Condition Report. Required every 5 years or at change of tenancy. Must be done by a qualified electrician.
EPC
Energy Performance Certificate. Valid for 10 years. Minimum EPC rating E required (F/G illegal to let from 2025).
Smoke & CO Alarms
Smoke alarm on every floor, CO alarm in rooms with solid fuel appliances. Must be tested at start of each tenancy.
Deposit Protection
Deposits must be protected in a government-approved scheme within 30 days. Prescribed information served to tenant.
Right to Rent
Immigration check required before tenancy starts. Check and copy of ID documents for all adult occupiers.

Legal Notices

Renters' Rights Act 2025: Section 21 "no-fault" notices are abolished — no new Section 21 can be served from 1 May 2026. All possession now runs through Section 8 grounds, and judges decide on your records: rent schedule, certificates, and proof of service.
Section 8 Notice
Grounds-based possession — now the only eviction route. Ground 8 (serious arrears) requires 3+ months' arrears at notice and at hearing.
RRA Information Sheet
Mandatory GOV.UK information sheet for existing tenancies — deadline was 31 May 2026, up to £7,000 fine. Record service with proof here.
Rent Increase (Section 13)
Once per year maximum, minimum 2 months' notice, via Section 13 only. Tenant can challenge at tribunal before the start date.
Entry Notice
Formal 24-hour notice of landlord entry for inspections or repairs. Required by law in most tenancy agreements.
